Terms& Conditions
This Guest Rental Agreement is effective as of the date this reservation is approved, and describes the relationship by and between High Country Resort Properties (referred to as “High Country” herein) and you, the Guest, for this rental. The property that will be rented to the guest, unless changed pursuant to the conditions set forth in this agreement, is as listed in the reservation.
By signature hereon, Guest acknowledges that this property is owned by others. High Country Resort Properties reserves the right to change the property being rented if conditions beyond its control prevent the rental of the property that was originally reserved. By signature hereon, Guest accepts the terms and conditions, and, upon payment of the deposit required hereunder, the reservation shall be deemed confirmed. Departure & ArrivalARRIVAL TIME IS 4 PM. Early arrival can be arranged if conditions permit, for a fee of $25.
Guests shall not sublet or assign their rental rights in the above described property. Total People Guest agrees that the total people in the renting party shall not exceed the number of Adults and the number of Children stated in the reservation, without prior written approval from High Country. Usage by any group gathering, including parties, weddings, receptions, etc, will incur additional charges, and must be approved in writing by High Country prior to Guest arrival. Payments & Deposits Guest understands that a 30% deposit is required when the reservation is booked and which will serve to hold the property for their rental; the full balance of the rent for a condominium is due 45 days prior to the reservation arrival date. The full balance of the rent for a home or town home the full balance is due 90 days prior to the reservation arrival date.
Guests may cancel their reservation for homes & town homes 90 days prior to the reservation arrival date. Guests may cancel their reservation for condominiums 45 days prior to the reservation arrival date. Guest cancellations made for any reason during the Cancellation Period will be result in a refund of all but $100.00 of their rental deposit. Guest cancellations made after the Cancellation Period has expired will forfeit the entire payment. If , after the Cancellation Period has expired, the Guest makes changes to a reservation that reduces the amount of days the property is to be rented by Guest, the Guest will forfeit the rent payment for those days and there shall be no refund. There are no refunds for early departure. Additional Charges Guest agrees to supply a valid credit card number to High Country at the time they make a reservation. High Country will keep this number on record in the event that Guests incur extra charges during their stay. Guest, by signature hereon, authorizes High Country to pay any extra charges so incurred. Guests acknowledge that damages (including pet damages if pets are allowed in the rental), excessive cleaning needed due to misuse, smoking in a non smoking rental, long distance phone charges, requested special services, and late departure fees are Guest’s responsibility and will be charged to Guest’s credit card. If damage for which Guest is responsible exceeds the amount of any security deposit collected, Guest hereby authorizes High Country to charge Guest for such additional damage. Housekeeping & Concierge Services Mid-week and daily housekeeping is not included in most rentals, but is available at an extra charge. High Country offers special cleanings or other services at Guest’s request. One week’s advance notice is preferred. Guests will be billed at $30 per hour for cleaning, minimum two hours. Concierge services are billed at $35 per hour, minimum one hour. Guests shall only use the property for lawful purposes and shall abide by any rules and regulations, including covenants and conditions, promulgated by any applicable homeowners association. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Pets, Smoking & Violation Of This Agreement Smoking is not permitted in any High Country properties. Pets are not permitted in any High Country properties, unless specifically permitted in a written confirmation by High Country. If this policy is disregarded, Guest will be charged a fee of $500 and will be immediately evicted from property. Guest shall also be held responsible for all other costs, including attorney fees whether an action is filed in court or not, as is reasonably necessary to enforce the terms of this agreement. Although High Country reserves the right to inspect the premises without prior notice at any time to enforce the terms of this agreement, High Country will not enter the premise without notice to the Guest unless emergency conditions exist. Utility Services
High Country strives to provide excellent service to all Guests, however there may be times when a utility service, such as cable, internet, telephone, power or gas, has a problem or service interruption and which is wholly outside of our control. Guest agrees to hold High Country harmless for any interruption in utility service. Any interruption of utility service does not constitute a failure on the part of High Country, and no refund or compensation will be issued in such a case. Guest should also take note that not all cell phone carriers have good reception in all areas of the valley. If Guest experiences a problem with any service, High Country will do its best to have the respective contractor look at and repair the problem as soon as possible. Hold Harmless Guest agrees that High Country is simply acting as a rental agent for the owner of the property and agrees to hold High Country harmless from any claims of any nature, including personal injury or property damage, arising out of this rental agreement and the rental of the described property. In the event either party retains an attorney for the purpose of enforcing any right or duty arising out of this Agreement, the non-prevailing party in such dispute shall pay the prevailing party the latter’s reasonable attorney’s fees and costs, whether or not litigation is actually instituted. Guest, by signature or electronic signature hereon, agrees to abide by the above conditions. |
